This report is not specific to a particular unit in this building
Note that we also pay $75/month for indoor parking so we pay $1043/month.
PROS:
- Great location - on the 97/2 routes., 4 minute walk to Carling Ave for the 85.
- 10 minute walk to Bayshore Shopping Centre and Lincoln Heights Galleria.
- Adjacent to Judge Park (play structures for the kiddies and City-managed tennis courts)
- Quick access the 416 or Pinecrest to the 417,
- Gorgeous views (if facing the river)
- Current 2 bedroom unit is very bright (especially in the afternoon) with large windows.
- Big kitchen with 3 appliances (Fridge, stove and dishwasher)
- Property is currently undergoing various common area renos:
- Balconies have been repainted and concrete sealed
- Main Lobby under renovation
- Outside esthetics improvements (Stone garden work, large planters, etc.)
- Friendly property staff. Repair requests are fairly quick to be resolved depending on the issue.
- Pet friendly (see CONS for other side of this.)
- A/C wall inserts (love that feature).
- Laundry room is 24/7 (see below)
- Billiards room.....which you have to reserve.....and bring your own cue sticks (I've never seen anyone actually play, so it's pretty much a waste of space)
- Inside Squash courts (2) and exercise rooms "seem" clean. (Squash courts are not easily accessible by wheelchair.)
CONS:
- Unit windows are total crap. No insulation which results in drafts and even creates high humidity to FREEZE and also windowsill mould.
- Hydro (which is extra) can be expensive $30-$60/month in warmer season, but can easily hit $120+ in the winter (thanks to the WONDERFULY uninsulated crappy windows).
- Elevators (3) are frequently problematic with often 2 being out of service or all three have minds of their own and go to floors you didn't ask for (or even not stopping on yours). But the inside cabins have been upgraded. (woopdie freaking doo!).
- (Continued) Laundry room is not kept clean frequently enough. (Tenants can be real slobs) and prepare to have people hog 4-5 machines at the same time (which cost $2.25 to wash and $2.25 to dry).
- Pets are welcome, but some owners are so lazy they allow them to urinate/defecate near the FRONT DOOR.
- Bathtubs are REALLY slow to drain (not just in my unit, but others have complained). Be careful to always keep an eye on this as flooding can quickly occur if you forget.
